Log Homes in Live Oak and Suwannee County

Suwannee County was carved out of Columbia County in 1858, as railroads pushed across North Florida. Live Oak grew up around "Live Oak Station" on the railroad in the early 1860s, and by 1905 it was Florida's fifth-largest city, with large sawmills shipping lumber north — the biggest run by the Dowling Lumber and Naval Stores Company. The countryside was full of lumber and turpentine camps.

The homes of that era were built from local pine and cypress, often with a dogtrot breezeway to keep them cool. The nearest surviving example is the Whiddon Cracker Homestead at Forest Capital Museum State Park in Perry: a dogtrot house built in 1863 from hand-hewn logs, with a clay-and-stick fireplace in each room, and open to visitors. What Live Oak's Climate Does to a Log Home

• Rain and heat. Live Oak averages about 52 inches of rain a year, heaviest in June and July. It's hot: July highs average 93°F, and about 116 days a year reach 90°F or more.
• Freezes. About 18 nights a year drop to freezing — more than most of Florida.
• The river. The Suwannee has greater swings in water level than any other river in Florida, and its floods usually peak February through April. Tropical Storm Debby (2012) pushed it to its highest level at Live Oak since Hurricane Dora in 1964. Hurricane Debby (2024) brought close to 15 inches of rain around Suwannee County and river flooding that lasted up to three weeks.
• Wind. Hurricane Helene (2024) brought hurricane-force winds near Live Oak and extensive damage across Suwannee, Lafayette, Hamilton and Madison counties, a year after Idalia (2023) caused widespread tree and building damage here.
• Termites. Florida's native subterranean termites are found statewide, and damp bottom logs are what draw them in.

What That Means for Your Log Home

For homes near the river or in low ground, the bottom courses of logs take the most punishment — splashback, standing water and flood moisture. Keep grade and landscaping sloping away from the walls and the lowest logs dry, and after any flood or big storm, have the bottom logs, corners and chinking checked before rot sets in. The yearly routine is the same as anywhere in Florida: a gentle annual log wash (no pressure washer) and a fresh UV protective coat every third year.
