We assess the actual extent of damage and repair only what's needed — isolated spot repair for small areas, face replacement when just the exposed surface has failed, or full log replacement when damage runs deeper. Florida's humidity makes rot a matter of when, not if, for untreated or poorly maintained log homes — catching it early is what keeps a repair small.

Common Trouble Spots for Log Rot

  • The lowest courses of logs, closest to the ground and splashing rain
  • Log ends and corners, where end-grain soaks up moisture fastest
  • Areas below windows and doors where runoff collects
  • Spots where chinking or caulking has failed and let water behind the finish
  • Anywhere checks or cracks in the wood are holding water instead of shedding it

These are the areas we check first on every inspection, since they're where rot almost always starts.
